Some virtual tours tips that will help sell your home

Virtual tour technology with sometimes-cumbersome 360 degree views is competing with slide shows and floor plans with room views that don’t distort the rooms and are easier for many computer and Smartphone users to view.

Real estate professional Kay Ripp of Coldwell Banker in Brookfield, Wisc. offers these suggestions for taking full advantage of room panoramas in virtual tours and slide shows.

  • Before committing to the technology, look through a camera viewfinder to assess how the house will look in a virtual tour.
  • A few accessories can add scale, but too many quickly add clutter, so cull ruthlessly.
  • Many visitors will only look at part of the show, so make sure the best views come first.
  • Don’t leave a room out because buyers will wonder what’s wrong with it. If it’s unattractive, include just a single shot.
  • Hire an experienced real estate photographer to create the show. The results will be worth the cost.
  • Don’t scrimp on photos. Many serious buyers will want to see all possible angles and views.
