Home Staging Pooey - “It’s ALL about Price”

Time and time again, we hear real estate agents state state the long familiar refrain -”it’s all about price” when referring to the key to selling a listing.

oldfashionedrealestate.jpgThe real estate agents that make this broad statement are sucessfull and experienced long time agents, that are surprisingly often hearing about staging for the first time from us, and decided from the onset of the conversation to unwisely and categorically close their minds to the possibility that staging is necessary, or a requirement in todays real estate market.

They say “It’s all about price. Reduce it enough and it will sell eventually. It’s all about price. I’ve been doing this long enough.” is typically the followup sentence in these separate conversations. It begins to sound scripted after the first few such encounters.

As home stagers, we think different, and gently ask, “When all the homes are priced the same, how does price help?”

It is then that a small percentage of those real estate agents have the A-HA moment,and respond uniformly with “Ahhhh, now I get it, that’s when home staging makes my listing look better and stand out from the others, and gets me more buyer visits, increasing the chances of my listing selling faster”. It is a pleasant EUREKA moment for both of us.

Indeed, price is traditionally one of the most important factors in selling a property, but in todays market, with many equally priced properties on the market, the professionally staged property will always sell faster.

Buyers always want to buy the model home, and todays buyer is buying based on value (price and presentation), rather than on price alone. Value is a direct result of the property presentation, and home staging makes the best presentation.

Real estate agents, the real estate market has changed and change can be difficult to embrace, but home staging is being embraced by your peers.

Home Staging - Fad or disruptive technology?

As a little background, a disruptive technology is something that ‘disrupts’ the status quo of the time, changes the current thinking, and eventually changes the market place for ever.

One of the best examples is the Ice Box / Refrigerator example.

icebox.jpgTo keep food refrigerated long ago, people put food in ice. Those that provided ice developed better saws, and faster modes of transporting it to expand their market.

Fast forward a few years. Then, the ice box was invented,and this put the ice cutters out of business, as each home had their own ice box with ice delivered to them as needed by the local block-o-ice company.

Fast forward a few more years. The inventors of the refrigerator approached the major block-o-ice companies, and tried to get them to distribute their new electric refrigerators in exchange for a large portion of the revenue.

The block-o-ice companies saw this as a threat to their business model - it was too disruptive, and they passed on the idea - ALL OF THEM.

The refrigerator inventor persevered, found a manufacturer, and the rest is history.

Where are the block-o-ice companies today? They are gone out of business, and selling refrigerators for some one else if they are lucky.newicebox.jpg

They saw a new technology as disruptive, and rather than taking the time to understand it, and perhaps leverage it, they missed the opportunity to become great.

Real estate agents and sellers, Home Staging is another disruptive technology and is changing the real estate landscape, one home sale at a time.
