WEST PALM BEACH, Fla. - Until a few years ago, real estate was the hottest ticket under the Florida sun.
Now the only thing that is heating up is the pressure to sell, sell, sell.
Akanke Cadden and her team from Open Door Staging hope to help Clare Goyett finally sell her home. The Florida plantation style home has four bedrooms and three bathrooms. Instead of spending money on new furniture, Cadden had a better idea by sprucing up the rooms while using what is already in the house.
Renovations, such as touches of color, eliminating clutter, improving lighting and freshening up the house were also made to attract a buyer.
Cadden explained that a buyer is going to be more attracted to a home that is spacious, bright, and clean.

Home Staging - The need to appeal to foreign buyers

Home staging is the art of transforming a home into a product for sale.
When staging a property for sale, we need to ensure that we are staging to appeal to the correct buyer profile, rather than with what is in the warehouse.

This point is further driven home by the article below that states that more and more foreign buyers account for sales.

We, as home stagers, may need to include aspects of interior design trends and styles expected by those foreign buyers when staging a property for sale, especially in todays market.
When staging a property for sale, definition of the most-probable buyer profile ensures that we can stage the property to meet and beat the most probable home buyers expectations - we give the property the ‘WOW’ factor.
Knowing where the most probable buyer may come from, is part of that buyer profile definition, and enables us to ensure that we stage with furnishings and accessories that they will consider desirable and current.
In south Florida, we, Open Door Staging, are fortunate to have a large network of vendors that can provide us with foreign furnishings and accessories that we do not have in the warehouse.

Foreign buyers are snapping up property in Florida.
The strength of the Canadian dollar, the euro, and other foreign currencies, on top of a slowdown in the U.S. real estate market, is making the United States an enticing place for foreigners to buy property.
In South Florida, real estate practitioners say that buyers are especially coming from continental Europe, Scandinavia, and Canada.Miami Beach’s famous South Beach district is luring Italians, French, and German buyers, while many Russian buyers are flocking to Sunny Isles Beach to the north. And Venezuelan buyers are looking for housing deals in Doral, to the west.

Brigitte Benichay, who is president of Rich Homes in Miami, says her European customers don’t need mortgages. “Eighty percent of the ones I meet want to pay all cash. Business is very strong,” she says.
